How to Compare Roofing Estimates and Contracts
The lowest number on a quote is not always the lowest total cost. A useful estimate makes it possible to compare the same work, materials, preparation, cleanup, and responsibilities from one contractor to another.
Local context: Roofing projects in Southaven, DeSoto County, and Memphis may need to account for storm history, steep or complex rooflines, ventilation, decking condition, and access for cleanup. Those details should be discussed before you sign.
Look for a complete scope of work
- Which existing layers will be removed, and what happens if hidden damage is found?
- What shingle or roofing system, underlayment, flashing, and ventilation work are included?
- How are decking repairs, pipe boots, ridge caps, and disposal handled?
- Who protects landscaping, manages cleanup, and checks for stray fasteners?
- What is excluded, and how will additional work be approved?
Compare more than the total
Estimates can differ because they include different materials or levels of preparation. Compare quantities, product names, labor, disposal, taxes or fees, payment schedule, start assumptions, and completion expectations. If something is described as an allowance or estimate, ask what could change it.
Read the contract before signing
The contract should identify the parties, property, scope, price or pricing method, payment milestones, schedule assumptions, change-order process, cleanup, cancellation terms, and how questions are handled. Request copies of manufacturer information and any workmanship terms that apply to your project.
Do not sign a blank contract or rely on verbal promises that are missing from the written scope. Local rules and consumer protections can vary, so consider checking with the relevant local office or a qualified adviser if you have a contract question.
